SKDC-1520 Facility Management Services for South Kesteven District Council

This procurement overview outlines the requirements for appointing a Facility Maintenance (FM) Contractor to manage and deliver a comprehensive range of Hard and Soft FM services across a portfolio of commercial buildings. These include leisure centres, arts centres, office buildings, and park facilities.

The contractor will be responsible for the delivery of Planned Preventative Maintenance (PPM) and ensuring full compliance with all statutory and regulatory obligations. Key areas of Hard FM services include inspection, servicing, and maintenance of:

Gas appliances and pipework

Fixed wire electrical installations

Emergency lighting

Fire detection and alarm systems

Swimming pool plant and associated water treatment systems

Domestic hot and cold water systems

HVAC systems (heating, ventilation, and air conditioning)

In addition to Hard FM responsibilities, the contractor will undertake selected Soft FM tasks, which may include general building fabric maintenance, minor repairs, and support services to ensure the safe, efficient, and continuous operation of each facility.

The appointed contractor must demonstrate the capability, qualifications, and experience necessary to maintain a safe environment for building users while maximizing operational efficiency and asset lifespan
